The Eviction Moratorium has been extended for a second time. All pending evictions on hold due to the eviction ban will be reset to April 1, 2021 or later. Funding for Tenants to make up for months and months of unpaid rent now lags as state and county governments attempt to distribute millions in aid in the midst of a pandemic.
However, we should not count of the Eviction Moratorium lifting on April 1, 2021.
President Biden has previously indicated his desire to extend the eviction band through September of this year. My guess is that a third extension is on the horizon. To prepare for this, Landlords will need to find a non-rent basis to evict a tenant who is in default and who is not eligible for rental assistance.
