The Landlord/Tenant experience will generally be the topic of Eviction at some point. Sometimes eviction is necessary when there is a complete lack of payment and a total breakdown in communication between the parties.

However, when we know enough about the amount of time an eviction can last (usually 30 to 90 days), we can estimate what a Landlord’s losses might look like if they are compounded with the costs of an Eviction.

That’s where this advice will come in. What steps should a landlord take to prevent Eviction in the first place? Which Tenants are the most prone to an Eviction? How long should the Landlord wait before filing an Eviction, and what should the Landlord do prior to that filing?

There is no one-size-fits-all approach to any of these techniques. You will definitely have to judge for yourself the extent to which you use these tips in an effort to prevent filing for Eviction.

However, you should never wait too long. Come up with a deadline that makes sense for you and do what you can to avoid Eviction during that time, but never take the option to Evict off the table.
